 Well worth fixing up! Have you tried just oiling the seal? Nice to strip and clean it all the way down no matter and with a full rebuild you should be good for 40 years or so.
I picked one up years ago for $10.00 at a pawnshop , it needed a rebuild ( seems like TOO much pel gum oil over the years ) and I went ahead and refinished it, pretty decent wood on some of them.

Got a lot of squirrels and countless tin cans & such with that rifle then found it a new home where it is still doing daily farm work.
